How does FlexChoice Works for sellers?
We work with sellers to prepare their property for the market. Whether it’s your first or your fifth transaction, we’ll guide you through the selling process step-by-step.
The 5-steps:
Step 1: Consultation. We’ll discuss the property, your goals, and our services.
Step 2: Selection. Choose FlexChoice for your home sale.
Step 3: Engagement. We’ll generate a letter stating the terms of our agreement.
Step 4: Kick off! Meet your Engagement Manager and get started.
Step 5: The Transaction. Closing the deal! We’ll keep working until you’re satisfied with the offer terms and ready to sell your home.
The Fees
SmithAdams will invoice you monthly for services delivered in the previous month. We provide detailed records on work completed, time spent, and by whom. You only pay for work performed.
Fees are capped at 3% of the final transaction price. This way, you will never pay more using FlexChoice than with the CornerStone model for the same scope of work.
When the deal closes, you’ll receive 100% of the seller’s-side commission as a rebate.
In many cases, you’ll pay less with FlexChoice, by taking a more active role in the selling process.
